What roof removal covers

Houses built before 1990 may have corrugated cement roofing, and asbestos can also sit in eaves, ridge capping, flues and gutters. Weathered sheets turn brittle and can shed fibres if walked on or disturbed.

Removal strips the roof in a controlled order, from fixings through to the last offcut in the gutter, and takes the waste to an approved facility. Replacement roofing is a separate job and is quoted separately.

Signs the roof is due for replacement

  • Cracked, lifting or crumbling sheet edges, especially near fixings.
  • Heavy lichen or moss and a rough, powdery surface.
  • Leaks in winter storms, or sagging between purlins.
  • Broken sheets after a branch fall or a past repair.
  • A pre-1990 house still carrying its original grey sheeting.

The roof removal process

  1. 1Request a quote with your suburb, rough roof size and storeys.
  2. 2A removalist inspects, confirms the material and measures the area and pitch.
  3. 3Scaffold, edge protection and ground cover are arranged before any sheet is moved.
  4. 4Sheets are wetted, unfixed one at a time, lowered rather than dropped and wrapped.
  5. 5Gutters, ridge caps and loose debris are cleaned out and the site is checked.
  6. 6Waste is labelled and delivered to an approved facility, and paperwork is passed to you.

Safety and regulations

In Western Australia a Class A licence covers every type of asbestos, friable material included, while a Class B licence covers non-friable (bonded) material only. Bonded work over 10 m² needs a licensed removalist. The current rules sit on the WorkSafe WA asbestos licences page.

Householders may remove up to 10 m² of non-friable asbestos under the household exemption. That is a legal threshold, not a recommendation to do it yourself, and it never applies to friable material. The 10 m² counts the whole project, so a job cannot be split into smaller pieces to stay under it.

Class A work also needs an independent licensed assessor to carry out air monitoring and the clearance inspection. Read WorkSafe WA guidance on asbestos removal and disposal before you commit to any plan.

  • Never walk on a fibro roof or pressure-wash it.
  • Roof work at height requires fall protection in addition to asbestos controls.
  • Check with your local council (City of Mandurah, Shire of Murray or Shire of Waroona) whether approval is needed for replacement roofing.

What drives roof removal cost

House roofs usually cost $3,000–$12,000+. Our roof removal cost guide explains the factors in more depth.

  • Total area and pitch of the roof.
  • Single or double storey and the scaffold it needs.
  • How many sheets are broken or fused to battens.
  • Gutters, eaves and flashings that also contain asbestos.
  • Access for a truck and distance from the property to the load point.

Frequently Asked Questions

Small areas start from around $3,000, and most house roofs cost $3,000–$12,000+. Size, pitch, scaffolding and access decide where a job sits in that band.

The household exemption covers up to 10 m² of non-friable asbestos across the whole project, and it is not a safe DIY endorsement. Most house roofs are far larger, so a licensed removalist is needed, and the area cannot be divided into smaller jobs.

Cement sheet roofing is non-friable, so a Class B licence covers it above 10 m². Class A covers all asbestos including friable material.

If it is intact and well sealed it can stay for a while, but weathering makes it more fragile over time. A licensed assessor can advise on condition.

Not usually for a bonded roof, though windows should be shut and the area under the roof kept clear. Your removalist explains what to expect on the day.
